LACK OF COMMUNICATION

my account number XXXXX9439. I had my mortgage with Citibank and suddenly GT appears.

since the the service has been just terrible... i can not get throug their page because they say they can not find my account number in the system. The lack of information from GT and communication to me is just null. i wrote to them ¨I have not hear from you in ages...

no monthly statements, no emails.

Green Tree rep by the name of Ms. Brown could have be living ***, if I did know my rights or HUD laws.

Green tree rep by the name of Ms. Brown, harassed me every month threating to foreclose on my home, even thou I was not behind on payments.

Every month a rep by the name of Ms.

Brown would call me and threaten me about foreclosing on my property, I told her that I was not late on my payments, and I do have a 16 day grace period, she then told me that because my loan was a Fannie Mae or Freddie Mac loan they could foreclose, and that I should read the documentation, little did she know that I worked for a law firm that dealt with HUD, and I talked to one of my attorneys and he said that was not true, I had to put a block on my phone so that she could not call me, one day she called, and I ask for her supervisor and I had told him how she was calling me and threating me, he told me to hold on so he could look at my account, when he came back on the phone, he said I notice that you have never been late on your account, and that everything was ok, and don’t worry, I then informed him that I do not want her to call me again about my mortgage. If I didn’t know my rights and knew that she could not have foreclosed on my property, she could have really put me through a lot.

File a complaint with FTC re: Green Tree Servicing

Below is my complaint - I encourage anyone that has had a similar experience to file a complaint with the Federal Trade Commission. You can do it online at FTC.GOV and it is VERY simple.

Here is what I filed. At the end I have listed contact information for Green Tree as well.

FTC complaint:

My home loan originated with Countrywide. Bank of America bought out Countrywide. My loan was either sold or transferred to Green Tree Servicing.

I became behind on my mortgage payment. I contacted Green Tree immediately. They sent me a loan modification packet, which I in turn completed and sent them the packet, along with required documents, via facsimile. After repeated phones calls to and from Travis at Green Tree, and repeatedly faxing the packet and documents, he still said that they did not receive my fax. I sent all of my faxes to their Arizona office (per the instructions in the packet).

I was eventually given another fax number by Travis (per Travis - he gave me that 2nd fax number since the packet never surfaced at the Arizona office), at which time I began repeatedly faxing the packet/documents to the 2nd fax number. I continued to receive calls from Travis of Green Tree and the outcome of the calls was always the same - they still did not have my packet.

This continued from at least December to February. In February I was contacted by a different representative, who stated she worked in another department of Green Tree. I told her that I have repeatedly faxed my packet and Travis says he has never received it. I explained that I have been faxing it to both the Arizona fax, plus the fax at Travis' location.

The representative gave me a 3rd fax number, at which time I faxed my packet to that number. She quickly called me and explained that I was given the wrong packet, and that because my loan is an FHA loan, that I need to fill out a different packet.

I was finally glad to get what I thought was honest assistance. I have now faxed the new backed numerous times to the 3rd fax number with no results.

I was instructed to call her and confirm that she received it. I have not received a call back.

I do continue to receive calls from Travis at Greentree. I have taken to not returning all of his calls, because when I do, it is the same thing - they have not received ANY of the 27 (TWENTY-SEVEN AT LAST COUNT!) faxes that I have sent to 3 (THREE!) of their fax numbers.

I will continue faxing to all 3 numbers and I have begun faxing BOTH packets.

I have now received a Notice of Trustee's Sale set for May 15th.

I know my complaint can only be based on my experience with Green Tree, but it should be noted that I have spoken to professionals in the real estate industry that have had a similar experience.

This company is very agressive in their collections approach. I have called Greentree twice and asked them to plese stop calling my home number in an attempt to reach a neighbor.

I am not the person you're looking for so why is it when I come home for work I have a couple of voicemail messages as well as numerous missed calls on my caller ID from this company.

They are so bold I know at least 2 other neighbors that they have called searching for the neighbor that they are trying to reach. They are very, very aggressive.

Just pay on the first. That way we would not forclosed on.

I would like to get out from under this loan with you and wondered what it would cost me. I have been told you might take a lesser amount to get it off the books.

I have had numerous papers lost, numerous packets filled out, they dragged there feet so long that I am facing foreclosure. Their reps are rude and never do what they tell you they are doing.

Oh and trying to get in touch with my loss mitigation rep, forget it!! She's dodged me for quite some time now. I hate green tree and I'm in this position because of them. I tried to report a claim with ftc but I can't figure out how.

That may seem weird but I had a major stroke and have some problems navigating and understanding these things. If you have any guidance on how I do this please let me know

I AM VERY UNHAPPY WITH GREENTREE THEY TRANRFERED MY LOAN FROM OCWEN I MADE A PAYMENT TO OCWEN AND GREENTREE ALSO TOOK A PAYMENT. THEY REFUSED TO SEND THE EXTRA PAYMENT BACK THEY SAID IT WOULD BE CREDIT TOWARD NEXT PAYMENT.NOT TRUE THEY PUT IT TOWARD ESCROW.

My mortgage was bought by green tree. I paid monthly notes on time and extra sometimes.

I purchased another property using equity in my home which was with greentree. Part of the deal was my bank pay off the small amount with greentree since I was keeping both properties. Then it started. Green tree calling and harassing me and my wife.

We tried to explain that our bank had sent in full payoff via fed ex. They didn't care. Even when I had tracked it down had shown where they had received it Via fed X overnight. They were very rude, disrespectful, and not very smart for the way they handled this.

It was like dealing with someone off the street. I have never dealt another company like this. I personally will never do anything with them again and I recommend the same for everyone else.

They are a joke for a mortgage co.

The wife and I have had nothing but heart ache and discontent off GT. I'm retired military and have the mortgage payment done electronic right out of my retirement pay before it hits the bank.

DFAS (military finance) posts the payment at the end of the month for the next months payment due on 10th. GF rep indicates they have not received the payment.

Such BS as we have had the allotment set up since 2004 and now 2015.....still the same BS, we are 30 days behind! WTF?

My loan is 'In Foreclosure' NOT filed but In foreclosure.

I listed and received a contract to sell it to avoid foreclosure and Green Tree Servicing, LLC flatly refuses to provide a Pay Off amount to me or the Title Company. The 'Customer Service' people are curt, rude and hang up on you.

This is the most pitiful excuse for a :service company; i have ever dealt with.

Refi your loan if Green Tree Servicing LLC ever gets your file!

Multiple issues since the servicing of my loan was transferred to Green Tree in April of 2014. They incorrectly post payments to the wrong date (I have overnight receipts as proof), I don't receive requested call backs and now they won't send me a reimbursement for a double payment even though I have provided them the requested information.

Regarding the latest issue, they want a copy of my bank statement showing payments have been made even though both payments have been posted to my account. Never have I had so much trouble from a company. Thanks to purplestef for posting email addresses of the Green Tree executives.

I'm currently experiencing the same worst handling of my loan as the rest of these consumers. We paid them in advance and still get delinquent notices.

Out of the 6 months, they noticed that we were behind on total of 5 months, while we've always been one month ahead on our mortgage payment. I've sent them two written requests with copies of my cancelled checks and finally got them to refund me my late charges. I've decided to pay off my loan amount but they still send me default of payment letters. I have to say, this is one of the worst mortgage servicing company you can ever deal with.

I'm tempting to write Mr. Keith Anderson to let him know he needs to come up with a better vision and better team members to lead his company into a more competitive position by providing decent customers service and a better system to record payment records/requests.

This is my first experience with Greentree. My lender SLS recently sold our loan to GT last month...like most of you my loan originated from Countrywide then to BOA then to SLS and now GT.

Yes, we've been through the whole riga-maroo of dealing with lender after lender trying to get a so called "loan modification". It seems that we never could qualify for one of those government programs that were set up supposedly to help home owners retain their property. We've been given reasons from we earn too much money to there is equity on the home so we don't qualify!! Getting back to GT..my first two contacts with GT reps Leonard and Janelle were good.

No issues there..I did what they told me and sent in two month's worth of mortgage payments in order for them to be able to start a loan modification. I gave Janelle all the info advising her that I fedex-ed the check and is due to arrive there on Dec 31 as per Leonard's instructions. Today, however, was a different story...returned a call from a rep named Tim..called him back thinking he will tell me they received the check I sent..but nooooo, he goes through his routine of telling me how much we owe and that we are behind etc..I proceeded to tell him that I just spoke with Janelle the day before yesterday and that she made the notations on the file. So now Tim is "pulling up the notes" of my account..(you would think that he would have done this prior to calling me so that he knows what's going on)!!

I asked him why is he calling me so soon after I spoke with Janelle and his explanation was "we were hired to do this job so the phone calls will continue..we have to do it" I asked him why is it necessary to call us every single day to ask us the same question and go through the same conversation? He proceeded to tell me that "I've been in your shoes so I can speak candidly" (well, he sure didn't show any empathy for someone who's been in our shoes)!! As our conversation went on..I got more and more irritated because after a while, Tim would not let me speak...he kept talking over me!!

This went on everytime I wanted to say something..I got so irritated that I just hung up before I find myself using profanity on the phone.

Our BOA loan was sold to GT. This company needs to be investigated.

They made us wait a year before they denied our short sale contract. Then they offered us a loan modification, but we are unable to make the large payment. I thought a loan mod meant that they would modify the payments. One of the reps told me that I spent too much on groceries for my family of 4.

They are rude and have no heart. I don't know what to do.

Also, send documentation about your experience with the company (harrassment, increased payments, threats, foreclosure, loan modification problems, etc.) to investigative media outlets. I am trying to complete a DIL with GTS. Their work flow process leaves much to be desired to say the least.

I got the same "We didn't receive your documents" line too, on my first attempt to submit them. It cost me $59 to send those first set of documents. I was told to fax docs again. When I told them I didn't have another $59 (to take a gamble on) to resend, the CS rep told me to "Go to an apartment complex and ask them to fax docs for you." No kidding!

I don't know where she lives but I haven't seen any WE FAX FOR FREE EVEN IF YOU DON'T LIVE HERE signs out front of any apartment complexes around where I live. Just goes to show how unprofessional they are at GTS. I think they enjoy being able to toy with customers because they know that they will not get fired for treating the customer badly like at other businesses. I don't expect them to be kind or to care, just assist me in getting done what needs to be done.

They also play good cop bad cop with customers to try and accomplish their mission of getting that mortgage payment in anyway they can. They have tossed me from one rep to another without any notice or explanation. One tells me one thing and the other another thing. I just keep good records of phone conversations and docs that I send.

My income in protected from garnishment. And they know this. Now they are trying to get me to dip into my IRA account, which is also protected by law. They'll suggest it you just have to know that you do not have to even disclose to them that you have an IRA.

Unfortunately, I was honest when asked if I had an IRA and now that is all I hear about, "Is there enough to bring your account current?" "How long would it take for you to get the funds from your IRA released?" I'd like to know if they are on incentive or comission for each dollar they pressure, threaten or brow beat out of a customer. Otherwise who could work at such a job. I believe that most people are trying their best to meet their mortgage commitment, but extenuating circumstances and the economy doesn't always make that possible. For me if they keep playing around with my DIL request and then deny it, my house will go into full foreclosure and there is nothing I can do to change that.

Bottom line is that I would love nothing more than to be able to keep my house, my life circumstances have changed drastically due to events beyond my control. They sent me their loan mod packet today with no letter of explanation as to why. Don't know what to tell them other than what I have already explained over and over many times. I found it interesting that this complaint had "24 ***" votes, those are NOT from GTS customers who disagree with complaint.

Just look all over the net, comments about GTS are all negative. Must be their trolls hard at work.

I am having a similar problem with Greentree Servicing. My loan started with Countrywide, then to Bank of America and lastly Greentree in April.

We were behind with BOA and were trying for a loan modification for a year. We have struggled to make payments but we've made them. Now we are 37 days behind on two payments. Make sense?

They included the last month which was 7 days ago. We have a grace period of 15 days. I have faxed my information. GT did not receive it.

I had a male representative and then I was turned over to another representative. Tonya worked with us but she said she didn't receive all the pages. And then she gave me her direct email and said to email the last 5 pages. Then I heard nothing.

Tonya's voice mail said it was full and I talked to anyone and it was a male and he told me that I was denied. They said a letter was sent to me stating this info. Never received it. We were denied because we didn't make enough money.

I was fuming. In the next couple days I received a letter stating that I had a new account rep, Nateisha. She was brutal and rude when I asked why were we denied. She told me that we were denied because they did not received our paperwork.

We are now back to the beginning.

My husband is self employed and we have to gather a lot more information then the average borrower. We are disgusted with the treatment and lies.

I"ve been with GT ever since May of 2013. It have been

a nightmare every since. I have had many of sleepless nights

dealing with this company. I" m assigned to a rep in another

state when they have a local office. I"ve been dealing with the

My loan was transferred from BOA to Green Tree for servicing.

In the process, I overpaid my mortgage by 3 payments through auto-pay programs. Green Tree never let me know, never reflected the overpayments in my statements and when I asked for a return of the money, they demanded I send bank statements showiing my overpayments - the kicker is that the overpayments were undisputed and known by them and they STILL demanded my bank statements to get my money back!

Meanwhile they said they applied my excess payments to principal reductions but they never showed any reductions in the loan balances shown in the bank statements. In other words, if I didn't discover the over payments myself, they would have likely kept my money!

And what hoops I have to go through to get the excess back! They are a nightmare whether you don't pay them OR you overpay them!

@Problems When You OVERPAY too! Had the same problem as you.

Fortunately, I only made one duplicate payment. Like you, no calls.

Sent them what they requested except I redacted line items on my bank statement not related to them and they refuse to process. Can't give me an explanation why.

Charging me extra for insurance and already had insurance

I was getting charged monthly for having insurance and submitted them a copy of my insurance but they was still charging me for insurance. And, I think I should be refunded back for the money they took from me.

I see why they merge to a different name. I have been in my home 8 years. I started off paying Walter Mortage, then green tree, now ditech. And, it seem like I haven't been paying anything.

I am still at the same amount. From when I started off. So, what else can I do.

I had received a letter and form about they was overcharging for insurance. I misplaced the paper and form and I called ditech to try get a form.

12 Years Later and they NAILED ME AGAIN!!!

I had a loan from Green Tree I never applied for!

I got in trouble at work because of phone calls from their people that said if I would pay the *** bill they would stop calling.

I put my mobile home on the market in *2003* I let them know every step of what I was doing and who the realtor was. There were two buyers interested for $6000 more than I owed yet in the middle of the night I received a call from my neighbor saying congrats on selling? She went and talked to the gentlemen that had my mobile hooked to an 18 wheeler, he was so proud he had just gotten this mint condition home for only $10,000! I was never received any legal documentation of foreclosure! I was never taken to court, my Realtor was notified to stop the prospective sale.

2/8/2015 I got a 1099-C for $14,019 filled out INCORRECTLY 12 years and 2 months after they sold the mobile home on me.

Last time I spoke with their nasty mean person I screamed and told him to bring on his worst, as he was threatening me with jail and my entire paycheck taken in Garnishments. Green Tree thugs called my house phone 6am to 11pm and even screamed and called my husband names.

This company has to be the worst to deal with ever.

Green tree purchased loan from bofa and based their collection activity on inaccurate loan information. Didn't offer HAMP modification on 2nd mortgage even though Greentree knew we had HAMP they BOfA.

They will "lose" your payments and insist that you missed them. They will place insurance when you already have it.

They will take money from your escrow account that they are not entitled to. Then, when you want them to stop the escrow account they will state they cannot because YOU owe money. From all of the reviews I am reading this is common practice, they have no compassion or concern for you. Their representatives seem to be trained to get more money or lie about missed payments.

It's the most unorganized, ridiculous company I've ever dealt with and I'm pretty old. Over a year dealing with these people, not one payment late and accused of owing $3500 in escrow when my taxes and insurance don't even cost $3500.

Contacted BBB, they responded about the wrong account (go figure) contacted Consumer Financial Protection they couldn't respond by deadline due to "reviewing" the case. Hopefully they are saving our stolen payments for a huge lawsuit.

Mortgage fraud and foreclosure

my mortgage with Green Tree as the servicer got foreclosed on in Jan. at sheriff sale then I got a satisfaction of mortgage in April from Green Tree Servicing LLC before the redemption time was up.

Then in Oct. I received from Ditech Financial LLC that my terms of my Account Modification Agreement my interest rate is to change and my payments start on 10/01/2016 also received the same notice for my ex wife that had nothing to do with my mortgage loan I took it out to pay her off in the divorce. then on Nov. 29th I was served with NOTICE TO QUIT LEAVE AND VACATE then with a COMPLAINT FOR FORCIBLE ENTRY AND DETAINER from FEDERAL NATIONAL MORTGAGE ASSOCIATION then I went to court today 9th of Dec.

plaintiff appeared by phone I did not have a lawyer and I had all the paperwork and a witness but I lost in court. I have been protesting the foreclosure way before it went to sheriff sale because of misused escrow funds and harsh collection tactics missing payments over paid insurance modifications not recorded broken chain of title and fraudulent foreclosing methods.

my mortgage was assigned to MERS when I took it out in 2006 then assigned Green Tree Servicing LLC in 2011 as recorded to the county clerk but I made payments to Suntrust Mortgage then Littion loan Servicing that were not recorded also my satisfaction of mortgage is signed by someone that works for Green Tree Servicing LLC by as assistant secretary for MERS the same on assignment of mortgage to Green Tree Servicing. I'm still in my house but if I can't get it stopped FORCIBLE ENTRY AND DETAINER will be in three business days

They are unbelievably rude and belittling. If a day late They called my cell, my work, at one point even my elderly mother who lives across the country (have no idea how they got her contact information) They talked about my kids, my wife, how I was not a man because I was late on a payment (typically only a couple of days) I could not believe that this could happen in America.

I figured that I would see them on the news after bullying the wrong person, they are really tough over the phone but if individuals (because it does become personal) keep up that way of treating people one day they might not have a phone to hide behind. It was relayed that they had every right to do or say whatever they wanted because they bought that right when they took over my mortgage. I offered up the house many times as I had been so beat down.

Now they have changed their name and I have a different "account manager". I'm sure some of you have experienced "Christy" from Greentree, my god help her soul.

It is sad that a corporation would train employees to be terrorists in this way.

Greentree is the worst company in the U.S

They steal ,they bully ,and they lie .

I have been charged numerous times for late pay and for insurance when ive never not had insurance thru my own polices .They would repetidly demand proof of insurance when we faxed them the proof they would continue to demand it until they forced placed insurance on me .I have gotten threating letters from this company .I cant believe they are changing their name again .

This company is now called Ditech .same old same old just a diffrent name .If Greentree was fined by the fdc then what do the people get from it ?I dont believe they will have any conciquinces to their actions ,all they had to do was change there name ,they are still rude ,nasty ,unhelpfull scimming liers.

no my issues with ditech [greentree] are no resolved .theses people need to be shut down and sent to prison .if the common person did what they do to others we would be sitting in a prison .so with that said ...why are they still allowed to proceed with this bogus company?????

**UPDATE** I sent a certified check for thousands of dollars -the amount owed- to Green Tree, now Ditech. Ditech cashed the certified check, then several weeks later mailed me a check for the amount I sent them, and told me my house is in foreclosure. I now have 4 returned mortgage checks from Green Tree/Ditech, valid money that they refused to put in my account. HOW IN THE *** AM I SUPPOSED TO PAY THEM?! What do they want? My house?

Citi sold my mortgage after I lost my job and couldn't make full payments.So for a while I sent everything I had to Green Tree.

They tried to force me to refinance my mortgage but I read all the horror stories about this company and refused their offers. Then Green Tree started the nasty phone calls. Next Green Tree held onto one of my payment checks without cashing it. So I took money out of my retirement fund and sent to them.

Thousands of dollars! After a few months they returned both of my uncashed checks and said my house is in foreclosure. I was still receiving monthly bills so I took thousands more dollars out of my retirement fund, and sent in the exact amount due before the due date. Weeks went by and they didn't cash my check.

Now they just returned my check saying I need to send a certified check to reinstate my account. The check is good and all they had to do was cash it or call my bank to verify the money was there. It's a scam to delay payment and add more late fees.

They ruined my credit.Green Tree is corrupt to the core.

Contact FDIC and the FTC.

Green Tree /DITECH are openly breaking the law.

Keep good records and get copies of your bank statements to prove that you have in fact paid - send payments and any correspondence through Certified Mail to prove that they DID receive your money.

Contact an attorney through your state bar association - pro bono is possible.

If you have copies of all payments, bank statements and proof of delivery of your checks you may have a strong case to sue for fraud.

Green Tree nka Ditech are only permitted to collect or "service" the mortgage payments, they cannot change the terms of your loan.

Write them a letter asking them to provide copies of your original note and proof of their legal assignment to collect money from you. If nothing else, this establishes that they cannot alter your original note or contract or force you to breach the terms of the loan.

I have a consumer law attorney who filed a lawsuit against Green Tree Servicing in Federal Court about 10 days ago. Without filing a lawsuit in FEDERAL court you will never be able to deal with them.

You need a lawyer to go to Federal Court--too complicated. Even after the $63 million fine by CFPB and FTC they are still operating illegally.

They did the same to me - the only way I was able to avoid them from hiding mailed checks was to pay directly via my BOA account BUT then they put the money in a suspense account. They were adamant about putting my home's FULL mortgage amount into the monthly totals to get bonuses - in the end, I 3 way called them with BOA rep on the phone and resolved the problem BUT, they hid a $1200 legal fee by overcharging me $100 per month as a "insurance" line item when I asked for an audit of my account.

I was so sick and tired that I felt the $100 per month was actually better than fighting anymore as it took over my life, my health my sanity for months!! I feel better and am ready to fight for my money and my sanity lost to their illegal practices.

Ditech-The Worse Customer Service Representatives_

Green Tree customer service are the worse. No respect, they scream to you, I requested to speak with the supervisor and the guy told me, I told you that I can't talk to you and won't give you any information and hang out the phone.

I called back and have the customer in the line with me, he said that we need to talk to Carlita that she is in charge of this account to 800-474-**** Ext 62519 he said that he will transfer our call, wait like for 15 minutes or more and my customer told me that probably This John forgot about us. Called the number he gave me before and guess who answered?

The same guy and he said that we hang out the phone and scream to us.

He is horrible, not sure why he is a customer representative. Terrible customer service!!!!

Very Unprofessional business ethics

As a contractor -I was called by a lady to take care of her carpets that had been damaged do to a damaged roof. Upon first look my suggestion was to replace the carpet -but told her i would do what i could with them to see if they could be salvaged.

Long story short about three hours later she was extremely happy. At this point in time -my thoughts were this is great -happy customer -also saved the green tree the expense of replacing the carpet . Here is where things went south. Upon customer request- I faxed a copy of the work invoice as well as a w-9 to greentree on a satuday aug 29 and called the following week to verify that they had received the info.

They confirmed that the invoice and w-9 were received and that payment would be processed and mailed out on sept 11 2015.Come to find out the paper work never got processed and no check was cut or mailed Well today is the 23rd and having not received the check yet- I contacted green tree this morning only to find out that my info was never processed- the claim has been closed -and the customer was mailed the check which by the way has already been cashed and more than likely spent. Their song and dance was that sometimes it takes up to 15 days to process invoices and by the time it was going to be processed the claim had been closed and a check already sent out to the customer. What happened to accountability ?????? Total negligence on their behalf.

All I got was we are sorry -you will have to contact the customer to get your money-and if you want to talk to a supervisor-good luck on that happening-fill free to leave a voice mail and don't hold your breath waiting to get a reply. As a business owner I feel I did everything right-and as for green tree -I hold them fully responsible for dropping the ball-if it takes you more than a few days to process your invoices duuuuuhhhh you might want to consider hiring some help !!!! And a good reputable business -if they make a mistake or error-they make things right instead of passing the buck to someone else. So to sum it all up- the customer got taken care of -saved green tree thousands of dollars-green tree dropped the ball -did not do as promised-and now i am having to chase down money for work that was done almost a month ago and am having to make a trip out of town today to ensure payment -also had to discount my work so customer could afford to pay me .

Thanks a lot green tree for nothing but a big ole headache!!! Hope this review serves as a warning to other contractors before take on work where as this company is responsible for paying you

My house is going into foreclosure I cannot afford it anymore. But in the Chain of events Greentree screwed me over with their greed and lies they gave me all different prices for all different crazy things they said I owed them money for some past house insurance that I did not pay for I asked them what year was that and they did not know yet they call me at least 6 times a day at home and on my cell phone.

I am unemployed I explained my situation, but they do not care. I told them they are crooked evil vampires and they would dig up a corpse to and drink their blood just to get something, they are beyond Evil.

I don't care because 1 day they will face God and Woe to them on that day! They will wish that they had not ruined other peoples lives with there deception and lies!
