Bank of America sold our mortgage to Green Tree. When they had, thankfully, I immediately checked them out online and read all of the complaints.

We have made copies of EVERYTHING and sent EVERYTHING by certified mail with electronic signature receipt. Praise God I have done that too. I have since filed a complaint with the FTC and the BBB. The more complaints then the FTC will begin to investigate.

I would recommend all of you to do the same.

Keep detailed paper copies and also make copies of there account details you see online. Keep records of phone calls

Horrible doesn't cover it. These people wanted to charge me $35 for a "convenience fee" when my loan got sold to them.

A convenience fee? For whom? After several phones calls and faxes, it got resolved. How many people blindly paid this?

Now, this happens every year, they request my condo insurance for the association.

I've sent it 3 times, after their 3 letters and today's letter is the threat of them charging me $1500 to provide insurance. I'll be taking the notes here to just send via certified mail forward, as these people are incompetent.

We have perfect credit and have never made a late payment on any mortgage in 17 years.

Like many others, we were first serviced by Countrywide and then Bank of America with no problems. In September of 2011, the servicing of our loan was transferred to Green Tree.

This decision is actually not made by Bank of America. This decision is made by the investor who owns the portfolio that the mortgage happens to be in. In our case, that investor is Fannie Mae. You can verify if your loan is owned by Fannie Mae in a very obvious place on Fannie Mae's website.

As an interesting aside, to verify who actually owned our loan and made the decision to transfer the servicing of the loan I contacted both Green Tree and Bank of America. I called Bank of America first because, although they haven't serviced the loan in several months, I trusted they would provide the service I have always received from them. Sure enough, the young lady I spoke to was polite, kind and promptly told me Fannie Mae was the investor that owned the portfolio that my loan was in as well as provided a phone number to contact them. Tim at Green Tree claimed he "didn't know" and "didn't know" how to get that information. That is a perfect example of why so many people have posted that they are fed up with the shamefully poor service received from Green Tree thus far.

In our case, they made an escrow mistake that all I have requested directly from them is to explain how and why this happened and also to explain why I need to write a letter to even make this inquiry because I believe that this is an inquiry their customer service department should be able to make on my behalf to their escrow department. I made my first written inquiry 3 weeks ago and have not yet received an answer. I didnรขโ‚ฌโ„ขt even address the fact that their mistake caused an error in the escrow analysis requiring me to pay more into escrow than I should have to. It doesnรขโ‚ฌโ„ขt really bother me to have them hold a little extra money but I would like to understand how and why the mistake occurred. The litany of excuses provided, misinformation provided and general incompetence demonstrated by their รขโ‚ฌล“customer serviceรขโ‚ฌย staff is unacceptable and, with only a few exceptions in terms of the phone calls I have had, many of their staff members are rude to the point of obnoxious.

Walter Investment Management Group owns Green Tree Servicing. They are a publicly traded corporation, with Bank of America as a large stock holder, and make freely available on their web site their Code of Conduct. If any of you have witnessed first hand any violation of their published Code of Conduct the board of Walter Investment Management Group can be written to. Their code of conduct states in part, รขโ‚ฌล“Our success depends on building productive relationships with our customers based on integrity, ethical behavior and mutual trust.รขโ‚ฌย

Fannie Mae has an entire department for taking calls regarding complaints about loan services they have chosen. They are, understandably, over worked at this point but seem to be a reasonable place to provide feedback to. In my case, to change who services the loan there are only two options.

1. Refinance.

2. Fannie Mae chooses a different loan servicing company.
