We were just informed that Green Tree is now the loan servicer on our old GMAC account. The letter arrived from GMAC on the 1st of February 2013 stating any payment after January 31st needed to be sent to Green Tree, but there was no letter from Green Tree, no payment coupon, nothing.

I tried their website to set up on-line access, but just got error messages. I tried the the customer service phone number and ended up in an endless loop, that wouldn't allow me to talk to a person and then hung up on me. I tried to email them from the contact us page of their website, but that just sends you to a message to call the customer service number - an endless loop that took me pressing any button to finally reach a human being after transferring me to five minutes of silence so you thought the system hung up on you. These people definitely don't want to speak with their customers.

If this is the beginning of my relationship with this company, I can only urge people who are thinking of getting a loan through them to run in the opposite direction. DO NOT DO BUSINESS WITH THIS COMPANY.

I had no idea there were other people in our same situation. Is there a lawyer or someone I can contact to get this taken care of?

They just refused our payment and said our house is in foreclosure?

How can this be when we make our payments monthly? Any help?

I was a GMAC mortgage payer until Greentree took the loan. I too had no communications with the company. The billing statements are the worse I have ever seen. No balance of loan or escrow is printed on the statements. While my transfer went without missed payment they showed my bankruptcy filed 6 years ago as a fresh bankruptcy.

My brother's transfer had glitches. They changed his payment date without his consent and placed him two months delinquent. This took him four months to straighten out his account and numerous hours on the Greentree endless loop communication system.

We have a rental property that was through GMAC, never got a welcome letter, never got a payment book or anything. Our new tenants had the displeasure of meeting a Green Tree rep when they showed up at the house demanding payment for a bill not yet due.

We didn't know that Green Tree had even taken over the mortgage. Are they really a mortgage co or are they a collection agency trying to collect GMAC's bad debt????

I too have had a negative experience with GT Servicing. My ex husband and I negotiated a deed in Lieu of foreclosure with GMAC before they started selling off their existing loans.

Long story short we did everything the way we were supposed to, jumped through all the hoops and got approved for the Deed In Lieu before the end of 2012. Got the court documents of the case being closed. all over, or so we thought. I get an alert in MAY 2013 from my free credit report monitoring saying that there is potentially negative activity.

I look into it and discover a 2nd negative real estate loan from a company I had never heard of before.... Green Tree servicing. that they were reporting a repossession on a loan I never knew I had with them. I've been going in circles with them since 5/13/13.

(They claimed they sent me a welcome letter which is sufficient proof to provide to the credit bureaus to show they are the same loan, needless to say I NEVER got said letter.) I had to fax them all of the court documents showing that the loan was resolved before the end of 2012 and they never should have received our loan, They of course blamed it on GMAC and said they never got the paperwork on that end....I got them to alter the repossession status, but instead of taking it off as discussed, they changed it to a charge-off. My last phone conversation I was less than thrilled and have had to get my lawyer back involved. The public record for the debt being settled with GMAC was dated and recorded 2/7/13 somewhere in there GT acquired our loan and now refuses to take it off my report, which dropped my credit score 69 points over night. Over a year later after doing exactly what we were supposed to do to prove hardship due to a divorce my ex-husband and I are still having to deal with this.

GT has been treating us as "deadbeats" who failed to make payments... I will note here that before the deed in lieu proceedings we were NEVER late with a mortgage payment and sometimes even paid more than was due. on a almost squeaky clean credit report that was nearing 800 before this mess... Sometimes less than favorable situations happen to otherwise good people.

GT has some learning to do when it comes to business and customer relations. :( :( :( :(

I was transferred to Greentree from Bank of America. My new assigned Greentree person (Eddie) has called me up and left very unprofessional voice mails.

Somebody should be traing these people or firing them. He calls me by my last name,not even "Mr.".

Had a GMAC mortgage, transferred to GreenTree as of 2/1. No problems with GreenTree, but just found out that GMAC never cleared the original mortgage.

Our credit report shows us as having TWO mortgages now!!

Surely it doesn't take 4 months to do this.

Watch out for this, former GMAC customers. It could really *** if you apply for a loan!

GMAC-RFC ltd now called Paratus AMC ltd is the worst underhand mortgage company along with their designated company solicitors called TLT solicitors Bristol UK who I have had the misfortune to have taken a re-mortgage and to deal with. A mortgage made in *** was sold to me with their sole intention to trap.

In what is evident and in their process of an armโ€™s length mortgage, they enticed my broker to act as a legal intermediary, attempted to place the entire blame on him when it was their company solicitor who was also their agent put together this illegal void mortgage acting in dual capacity on their instructions. I have been trapped by a predatory VOID mortgage and was dragged into court due to their serious failings only to be fobbed off by the Courts of Law who have been put in place to protect victims. As they shed their skins like snakes and change company names and hands to cover and continue to re-sell their companies to cover their tracks. It is very hard to digest the shock of what I have had to go through as a lay person trying to protect my home as I am not giving charity for the next twenty years.

I still have not got over this psychologically and will not be able to put this behind me until Justice is served. Home mortgagors are not giving or expecting charity. People like me want to feel secure in our own homes and have equal rights. Prime Ministers come and go and leave a great legacy for their kids and the country.

I need help to take this matter further, and cannot do so on my own due to health reasons, as I walked out of the court room knowing I was set up to lose the case. The people of America a beautiful country and mine here in UK deserve more and have been taken for a roller coaster ride by the Bankers.

The protection of Human Rights should begin at home and of Homeowners have to be protected at all costs, not forgetting the Democratic right to a fair hearing and neutral grounds to litigate as a litigant in person. Julie de Souza:juliedesouza@***.co.uk

previous gmac customers here in good standing before the transfer now we don't know which end is up with g/t have to keep them on there toes often, and sometimes that doesn't even work half the time we call on changes to be done all they say is we never heard of that or thats not what we were told, so what are we suppose to think, we found out from a lawylor that we know g/t can not foreclose your property from there billing mistakes keep all your records when talking to any of them for proof when needed down the road.

I was a GMAC customer that Green Tree took over. I mailed my Feb payment to GMAC, I didn't know about GT.

March while on vacation I get a very rude call from GT saying I didn't make my Feb payment. I called GMAC and they said they forward my Feb payment to GT. After being on hold for so long I asked GMAC to do a 3 way call with GT. They did and after being on hold again for a long time, the GT rep hung up on both me and GMAC.

I finally check on the payment and it was cashed Feb 22 by GT but not credited to my account so I call GT again. Vacation time wasted over 2 hours. GT service sucks! Watch your accounts.

Another unhappy GMAC transferee....we have never been late - always pay about the same time every month, and pay more towards principal. got home today to find a call from "Green Tree a debt collector" and to call immediately. called, asked where my payment was, told them when they would get it.

I understand that "technically" my payment is due on the first, and late if not received by the 2nd, but the terms of my Note say they can charge a late charge after 15 days. payments are always made about the 10th, based on pay schedule (which she wanted details on....). NEVER had a call from GMAC (or anyone else that had our loan).

It appears they are treating all of us as if we are "dead beats" without acknowledging our past history. I will be watching the account like a hawk......

I had my home mortgage with GMAC who is now filing bankruptcy. Consequently, the mortgage service is now being served by Green Tree Servicing.

I had made 3 monthly payments to Green Tree already this year, however, Green Tree has not sent me any payment confirmation or statement. They claim that because I am in bankruptcy filing they cannot send me monthly statements or payment receipts. What kind of garbage is this? This ghost company that came out of the nowhere to took over my mortgage payments cannot give me payment receipt or monthly statement.

Guess what? If they cannot send me payment confirmation, receipt or statement, then I will not pay because I do not really know what they are doing with my payments.

We are planning on running in the opposite direction of this company. We spoke to Green Tree when we first were notified they were taking over our Mortgage from GMAC.

They were far from helpful. We are on a bi-monthly payment schedule and when we saw our 2nd monthly payment taken from our checking account by Green Tree, we assumed they had figured it out. Not so. I just received a payment statement in which they note they WILL be taking the full amount of our Mortgage payment on the first of the month (totally screwing our bi-monthly plan) and the payment they took in the middle of the month is noted as "unapplied funds due to a partial payment".

um, WHAT? We tried to call and after the 10 minute robo-announcements, the "we're closed" message was given, even though it was 1/2 hour before their closing time.

I foresee some problems arising. Stay on top of this stuff people so your credit isn't affected!

Bill due on 3/1 came to house on 2/25??? Not a good start as they come off as CROOKS and really have to re-fi.

GMAC Mortgage is selling off the bulk of their remaining mortgages to Green Tree, a firm as worthwhile as the Bank of the Sopranos.

Their transfer letter dated 2/6 arrived 2/14, with the first payment due (technically) in LESS than 24 hours after it arrived in my mailbox. I have already started getting calls from these people (Jimmy the Fish, Lou the Collector, and Bob the arm-breaker) demanding payment on a mortgage I never knew I had with them until now.

This does not bode well. Neither do more than 1,000 consumer complaints I've seen online and rumors of a class action lawsuit. The Better Business Bureau processed 600+ complaints about Green Tree in the last three years, primarily regarding their billing and collections. No wonder.

The mess:

1) Green Tree's website is hopelessly inept and dysfunctional. In fact, it won't handle log-ins as we speak. So much for making a payment.

2) Green Tree charges an outrageous $12 "convenience fee" for online and phone payments. GMAC never charged any of these fees. This means the ONLY way you can effectively make an electronic payment is to sign up for their auto-debit program, which removes a lot of convenience about paying extra towards escrow or principal in varying amounts or paying from secondary checking accounts. It takes at least a month to set this up. It also authorizes them to withdraw whatever amount they want from your checking account... forever (until you notify them in writing they should stop).

Nobody should be charging a convenience fee to accept an electronic payment that costs them less to process than a paper check. It is simply gouging.

3) Even electronic payments with extra fees do not guarantee same day payment. They want up to 24 hours to process those payments, possibly subjecting you to late fees.

4) The pattern is clear from online testimony: if you rely on your 15-day grace period to pay your mortgage, their nasty collection agents are going to hassle you with up to a dozen or more daily collection calls starting as early as 24 hours after your primary due date.

I have never paid my GMAC Mortgage late (beyond the grace period), but Green Tree considers you delinquent at 12:01am the day after your initial due date (not including grace period).

This means up to two weeks of relentless harassing phone calls from the nasty people in collections every month. I am asking to switch my primary due date to avoid dealing with the grace period altogether because there is no way to stop these calls, and they -will- call your employer, family and neighbors if you don't answer your phone. Classy.

5) If you get a letter asking for insurance verification, ANSWER IT immediately. If you don't they will assume you let your policy lapse (the one GMAC sent notification you already have) and automatically sign you up for their own high cost homeowner's policy (how convenient they sell insurance too) and bill your account without permission, with absolutely no recourse or ability to get a refund for duplicate coverage. Some people were charged up to $1200 a year for Green Tree's insurance. You can do much better with your own insurance company, but you have to prove to them you actually have coverage when they ask for it.

6) Make any mailed payments at least 12 days before the due date. They take their sweet time posting them to your account.

7) Although Green Tree is a mortgage servicing company, their history has been mostly servicing credit-challenged customers. A lot of GMAC mortgages now in their hands belong to prime 790+ FICO customers who have not made a late payment in decades. But their customer service people are used to dealing with sub-prime mortgages and difficult customers, so they consider you human garbage the moment they call you (or vice-versa) and their attitudes reflect that. I can't tell you how many times I've read reports that Green Tree reps literally scream down the phone at customers, hang up on them, and excoriate them on "not being able to handle money" or insisting they pay their mortgage payment immediately by phone or else they will keep calling until your phone melts or make idle (but scary) threats to foreclose on you... for a payment they consider three days late.

I personally am going to use this opportunity as a motivation to refi our mortgage with someone else. I didn't want the hassle or expense of dealing with this, but considering how downright lousy Green Tree has been rated by countless others before me, why take the chance?

Besides, there is no way I should have to stick a stamp on a mortgage payment envelope to avoid the pillaging service fee for paying online.

If you mail your check in they frequently loose it , or it takes a long time to get to them so you pay a late fee .

Just like everyone else, I am another pissed off consumer and dissatisfied customer of former GMAC and now Green Tree (GT). Payments were always on time, and Feb payment was returned, rejected, canceled and around Feb 8, I received a welcome letter from GT.

With my luck, I also had a check made payable to me and GMAC for some insurance claim and now GT, wants me to submit them itemalized cost (i.e,. material, labor, justification, etc.).. WHAT THE F**k?!!!

I am eventually going to stop making payments to GT, and they can come after me however, and I will drag the process as long as I can. I did the right thing, followed the 'American Dream' and ultimately the consumer will continue to get screwed??!!
