Charged a late fee

Greentree bought our mortgage as of Sept. 2011 Our first statement had an additional $450 added to it with no explanation as to why they wanted an additional $450 over our regular payment.

After calling a couple of times they say we were late once in 2006 that we never paid the late fee. I don't know if we were or not. We're talking 5 years ago, and 3 different mortgage companies ago. In 2006 we had Countrywide, who sold us to Bank of America, who sold us to Bank of America lending, who sold us to Greentree.

Can they legally do that? None of my statements from BoA show a late fee on them.

I can not understand how our mortgages can change ownership without our signatures and or approval. We also had a loan with CountryWide that was sold to Bank of America who then sold it to Greentree.

Each time this has happened we find out after the fact, If I can just give my mortgage to someone else why in the world should they be able to with out signatures or conscent? We have never missed a payment. This last time we didn't know about it until I called BOA to find out why they hadn't pulled the payment from our bank account yet and was told it was given to Greentree, done without notification, conscent or with the transfer of payment allotment, it's taken me three months just to get the paperwork to set up the allotment. I can not understand how this is legal.

I have no idea what information was sent to Countrywide to BOA or from BOA to Greentree which my to my understanding is also BOA and can't seem to get any information on what paperwork they have and don't have.

I just want to see what they are supose to be working off of, it makes no sense if it's BOA to BOA they don't have the same things. Confused and sick and tired of the run around.

Very RUDE, harasing phone calls -Greentree

Greentree Financial Services has to be the worst lender company in the world with the rudest most unprofessional services ever... Got harassing phone call from their customer services representative, she was very loud, rude and just plain nasty.

I kept trying to talk but could not get a word in.. she got loud and did not let me get a word in. She even asked me if I understood English...arrrggghhh I got so upset I ended the call. I can't believe how awful these people are, I will find a way to refinance my loan with another company.

Do NOT go with this company if you are planning to get a loan...You will regret it... THEY ARE THE WORST COMPANY EVER...........THEY WILL HARASS YOU EVEN IF YOU ARE 2 WEEKS BEHIND ON YOUR MONTHLY PAYMENT.

We too are Green Tree customers and gave considerable thought to refinancing our mortgage with someone else even though it would be costly.

In the end we decided not to do a refi because there is no guarantee that your refi mortgage will not be sold to Green Tree at some future time, in which case you are back where you started after spending lots of money to refinance.

Best way to deal with these scuzz is to record all conversations and make certain you save the recordings. You can get the requisit hardware from Radio Shack. It will cost less than $100. It's a shame that honest people have to resort to this sort of thing and while I am opposed to government regulation of the financial services industry after dealing with Green Tree I can certainly understand why such oversight is needed.

Extremely Rude Customer Service

I'm out of town and my mail is being forwarded which sometimes takes 2 weeks for me to receive it. Bank of American sold my Mortgage to Green Tree on the 9th of NOV.

I get a letter from BOA on 11/29/11 that states that they can't accept my payment after 11/30/11 and I need to pay Green Tree on 12/1/11. I have not received anything from Green Tree. I called customer service to find out how I can pay on time. Right off the bat the service rep was rude.

She asked for my account number and when I told her I don't know what it is she said to me I need to be more prepared before I call. *What the HECK* After her little complaint I explained my situation and stated that I have not yet received my Green Tree Account Number and I want to figure out how I can pay on time in 2 days. She then goes on to literally berate me for being irresponsible and says that it's impossible that I haven't received green tree's letter. I can't say whether or not that's true.

It's possible I tossed it out as junk mail without reading it. I have never heard of Green Tree before today and I get *** from unknown banks almost daily. Regardless, I want to make my payment on time and I ask her how to do it. She then goes on to say that since I waited so long I won't be able to make it by the first and they'll have to report it as a late payment to the credit agencies.

WTF! I asked if I could wire or overnight mail a payment. She pauses, and then says no, because my account won't officially be available until the 2nd when the transfer happens. WTF!

So I CAN'T pay until the 2nd and somehow this makes me irresponsible and they threaten to report me to credit agencies. Thumbs down to Green Tree.

Thankfully this is 7th time my Mortgage has been sold in 5 years and I don't expect to be with them long!

Same happened to me and I had forwarding mail service. Only I NEVER got any letters: neither from BoA nor from Green Tree. I called BoA after hearing November Obama's announcement of HARP 2 and found out that my mortgage was transferred. Of course, I still have no luck with GT neither on refinancing and modification nor on modification...

BoA should be investigated (together with GT): why, after receiving taxpayer bailouts they sold all these ELIGIBLE mortgages to debt collector agency (GT) that is not willing to do anything to help homeowners?

P.S. my mortgage was sold 4 times in last 6 years. Unfortunately, it looks like we are stuck with GT. I read lots of comments that GT is taking "the riskiest" mortgages (although I do not understand why mine is.. is it because it has very hight interest only payment?) Well, good luck to us waiting for another company to purchase them again...

Unauthorized payment, strong-arm tactics

Over the years, Gree Tree Servicing has been a problem and in the last two weeks a specific Green Tree Representative has used every strong-arm tactic there is including threatening my daughter with and "overnight eviction" and then yesterday, November 02, 2011, this same Green Tree Representative took an unauthorized payment withdrawal from our checking account. Now, he refuses to reimburse Insufficient Bank Charge fees.

Trying to speak to a Supervisor was useless. Instead of getting to speak to this person's Supervisor, I was connected directly to this same Representative. Green Tree's web site does not contain any Organization Charts or addresses or namesof any of their Executives.

I cannot believe that the Federal Goverment allows this company to continue to operate knowing its history of violations. If anyone knows who the Executive Board Members are and how to contact them please post the information. I realize this too, will be an exercise in futility because these Executives are no different than their line level employees or else there wouldn't be this many complaints against this company. Green Tree took money out of my checking account without authorization. They used the information from a one-time payment to FORGE and online application for automatic payments, then proceeded to debit my account and overdrafted the account. I filed an Affidavit of Unauthorized ACH Debit with my bank, and Green Tree disputes it, because the form assumes that I gave them authorization and that they either took too much or took money too early.

I still haven't received my reimbursement from Green Tree, and the account currently shows them applying the STOLEN money to NEXT MONTH'S mortgage payment (which is not yet due).

I have never missed a payment or paid late. Green Tree is forging online documents.

Its funny, my lender has never threatened to evict me. Maybe its because I make the payments that I agreed to.

Or maybe you haven't noticed we are in a rescission jobs are scarce good people are losing their jobs and unfortunately along with job loss comes money problems which we blessed ones don't understand until our *** are on the fire and the blessed ones become dogs and hogs at a much faster pace than the regular people who deal with reality.

Before we judge you should be able to walk in the other persons shoes.

By the way I think you might get a chance soon to try on their shoes.Are you sure you don't work for Green Tree? Lol!!!!!!!!

A lot of us understand the crunch, job loss and painful lack of money. But we still have bills to pay. If you can't pay, eviction is not a 'threat', it's a reality and a right of the lender to kick you out of property you do not own.

I have been there and done that with the executives and you are correct, they do not care or they would have changed their practices by now. I have complained to the BBB and the Attorney General's office in Ohio and nothing has happened.

I have been threatend the exact same way. Just the other day as a matter of fact, telling me he would default me right now based on owing for 1 month. They are ruthless and classless people.

I realize they are doing their jobs, but I work in collections too and would NEVER treat my customers like that. And btw...they have changed the name of the company a couple times because of this kind of pratice.

Green Tree are LIARS......

My mortgage was sold to Green Tree. These people are so nasty & liars.

They rejected a payment b/c of $.39. Then told me that Fannie Mae has my mortgage & they refuse to accept the payment unless it's complete. I later find out this was false. They made me charge .39 on my credit card instead of just sending me another bill.

They refuse to work with you. My favorite is how if you sent a payment in they tell you, stop the check & pay by phone. Yeah right!!! Are you going to refund the stop payment fee?

Or how I'm looking at the bank statement it shows cashed & they swear they don't have it.

Green Tree LLC Bending US Over!!!

This fraud company gained our mortgage from BofA, terms were precisely expressed and our first notice from them claims our mortgage is in default, they are the collection authority and demanding immediate payment. Following this 'Welcome' letter, they produce a billing statement in EXCESS of our normal bill with NO EXPLANATION as to the increase. Upon calling this fraud company, they refuse to answer ANY questions unless I provide MORE information than an NEW LOAN APPLICATION. Hence they will NOT communicate why our payment increased, they refuse to answer simple questions and THREATEN us that if we do not pay the increase we will then be in default and lose our home.

This SCAM company has and EXTENSIVE history of this type of behavior towards consumers (read the online consumer complaints (even your own).

We had NEVER been late, our credit score WAS over 805 before these people got a hold of our account. Now it is steadily dropping and to compound the situation Hurricane Irene damaged our home and the insurance check is made out to myself, my wife and this COLLECTION AGENCY. They refuse to do ANYTHING but accept the full check as payment towards a 'DEBT WE OWE'. It's a mortgage that we are NOT in default on and NEVER have been in default on. We need the funds to pay construction/contractors to repair our home. They will not relent and refuse to communicate with us. This forces us to file in civil court and sue them for the mortgage amount, plus losses.

This is a criminal organization that need to have class action, civil and criminal suit brought against them IMMEDIATELY by consumers and government organizations (see my FTC complaints).

They will not communicate of acknowledge the consumer that is the account holder, they increase the billing fee without any reason, they refuse to communicate why there is an increase and charge exorbitant fees because you do not pay the additional amount, are not aware of the amount because they falsely indicate a lower amount on their monthly billing statement (listen to their own phone message concerning THAT!).

I want an explanation of what caused the increase to our payment (non-escrow related fees as they increased the principal and interest portions THAT SHOULD COMPLY WITH THE TERMS OF THE MORTGAGE THEY BOUGHT.

I want the return to the original mortgage terms as they purchased them from BofA and the ORIGINAL (NOT INFLATED WITH FRAUDULENT FEES) payment amount.

Anything short of this I will sue them in civil court and they can have this hurricane damaged home, after a lengthy court battle and no payments FOREVER.

This is their LAST chance. They treat us like criminal when THEY are the criminals. SO BE IT.

They don't get another dime until this is resolved.

I call last them last week to talk about paying off my house. Last week it was $9,131.92 and good through March 23rd.

Today is March 19 and I call to ask another question and now the payoff is 9,801.03 and good through March 29th!

Green Tree Servicing is horrible and unprofessional

They harass every day all day and at work! I am not sure how they even got my work number.

My husband is self employeed so there is no telling when he will be paid to make the mortgage payment. What I earn from my job covers our bills. The office manager (Kassandra) there called me at work and was rude with me and told me that I needed to get something done! I don't understand that when they first speak to you they ask well whats going on and how can we help?

I tell them the same thing every time and this time around she got out of line with me. I put her on hold to call my husband on the other line and as I was doing that I got called into a meeting (work is priority) well I asked the receptioinsit to let her know that I would call her back. The OM at Geen Tree went off on her telling her that, that is impossible and that she better find a way to get me back on the phone and that she was going to wait for me. Well they told here that if it was not work related she could not tie up the lines.

Before hanging up she told the receptioinist that I better call her back and when I do that she was going to handle me herself!

This to me sounds like a threat! It is a shame that these people most of all Managers there act like this!

Charged late fee to loan

Greentree Financial bought our Bank of America equity loan back in April and we were notified that our billing would be sent to Palentine IL. We remitted our payment in a timely manner but Greentree Financial informed us that we were late because of the mail service of the US Post Office.

We maintain that our payment was made 10 days before the due date. We contend that Greentree Financial is a predatory institution and is not in any way a useful banking firm to deal with. We are looking for other options in order to rid ourselves of this maggot company. I wish nothing but ill will upon the Company Greentree Financial and to all who benefit from the financial gains made through such devious means.

Go to *** Greentree Financial and all your subsidiaries.

This was our first payment to Greentree. I cannot believe it will get any better.

I got a call July 2nd, and they said "your payment is late" since July 1st was a Sunday this is ridiculous. The payment was sent on July 2nd and it still hasn't got there.

*** It's the 11th, you mean it takes that long? Nope cause I mailed a check to Charlotte and it cleared so something is going on.

I don't beleive the late fee grave period is a law, but is in the original Loan Documents that you signed in Escrow - you should have received a copy from the Title Company.

I am dealing with the same treatment! I pay my bill every month at the same time I have been paying it for years with Bank Of America, Yet, I get at least 10 calls a day from Green Tree.

They are calling me as if I am going into foreclosure next week! I think next time they call I will be waiting with a bull horn to say hello! I am so angry with these people.

Green Tree Financial bought my Bank of American home equity loan in April as well, and they also did not apply my payments on time, although they were mailed 2 weeks in advance (before the due date). There is a 15 day grace period on my loan when the mortgage holder cannot assess a late fee.

My neighbor says this is a law in our state - I'm not certain - but I am certain that I have a 15 day grace period after the due date. Even on my Bank of America statements it would show: $300 due on the 1st of the month, after the 15th, amount due is $315. Green Tree holds the payment until the 16th, then tries to assess a late fee. I even spoke to a rep at Green Tree who told me that Green Tree could assess a late fee on the 7th day.

I explained my contract to him and he said "Bank of America told us we can charge a late fee on the 7th day". I told him "I don't care what BoA TOLD you, I have the contract. Go ahead and assess a late fee on the 7th day - you will make my day - because I will then contact the Banking commissioner, the Dept of Consumer Protection and the State's Atty general." They ahven't charged a late fee yet.

I then starting sending the payments by certified mail, and they would post them within 2 to 3 days. I guess the way to go is certified mail and hold onto the USPS receipt.

So you may have sent your payment to them before the due date. They may have received it before the due date, but your are not credit for the payment until someone physically take your check and input it into the system.

229 pages of complaints!! Can we do anything about them!! Better Business Bureau is vanilla!!!!!! PLEASE Lawyers help us!!!!!!!!!!!

They were calling me 3 days after i was to send them the first payment after Bank of America sold me to them!!

They still have by their records I owe three months and I have the check stubs .What more can I do!!!

Please anyone out there that can help shut these monsters up please help us!!! I pay my bills and I am ready to let this house go and let them deal with 0 money and lose me as a pissed customer!!!!!!!!!!!!!

Greentree late fee

I mailed my mortgage payment on 9/6/11. It was going from Atlanta to Illinois.

I got a call from Greentree on 9/16 telling me they hadn't received it yet. You can't pay online (or there's a fee, can't remember which) and to pay by phone there was a fee of $11 or $12. I paid by phone on Fri night and the original check cleared my bank on Monday. 10 days from Ga to Il?

I then received my statement for my Oct mortgage bill and there was a late charge on it. This all seems suspect to me.

No Email Address to Write to This Company!

What company do you know in the 21st Century does not post their email address on their Website. It says contact us...How? by US mail or phone. Phone so they can intimidate you and US mail so they can lie and say they didn't receive the information you sent. Playing games...This is an antiquated method of running a real business...Get with the program and stop hiding...

My mother need to modify her loan with this company, and she can't submit her documents expeditiously. So, now she has to send it via US mail. This is unacceptable business practice. I see why people are pissed-off...

Apparently, we're not the only ones having problems with Green Tree. Our house was not repossessed, rather it was forfeited after the divorce.

Green Tree sold the house, but never contacted us in any way to let us know whether we owed anything else on it or not. After nine years, it is still being reported, and shows up on the credit report. We are currently trying to buy a house, but Green Tree will not send a letter to the mortgage company we are using stating that we do not owe anything else on the house. The owners had to PCS two weeks ago.

We still have not been able to close on the house. The mortgage company we are currently using called Green Tree and recorded the call, in which the representative stated that the letter would arrive in two days guaranteed. That was one week and two days ago.

I am contacting the Better Business Bureau to report this whole situation. Green Tree is a terrible company and will never treat its customers with fairness.

If you click on contact us there is a email link that pops up, Make sure that the pop up blocker is disabled or you wont see it. I put all of my complaints in writing.

If they are calling an unauthorized number you can call have it removed and have them mail you confirmation.

I emailed them today that if they do not abide I will promptly submit the documentation to the FTC. I actually got a very pleasant person on the phone that was polite and helped me set up future payments

I got stuck with Green Tree after BOA sold my loan to them and now I get the same lousy treatment. Three properties, all well rented, Mortgages paid on time and they freaking harass me constantly, saying they didn't receive insurance coverage that was faxed over there three times, or didn't get the checks (that are delivered automatically from my bank.) I despise these *** They are a low end, mobile home mortgage writer. They deal with the dredges of humanity who skip payments, etc, and now they treat people who own and pay their mortgages on time for 15 years the same way as the ***.

The will accept a pay by phone payment along with charging a hefty fee. After dealing with the nightmare corporation B of A who sold my mortgage to these guys, here we go again.

Employee fed up with consumers poor pitiful me attitude

Home owners need to read the note they signed. Your payment is due on the first, not the 15th or the 16th.

The grace period you use as your due date only establishes when the late charge is assessed. Calls will start and are allowed to start as of the 2nd based on your state laws and guide lines. We have many options available to customers to pay on time and get back on track if you fall behind. Repayment plans, modifications and liquidation options if necessary.

We treat our customers the way they treat us. I am so tired of habitual debtors complaining on websites.

I was on vacation and GT took my loan from GMAC. This poster sounds like the person that called me.

Very rude service. She called me twice and after I wasted 2 hours of my time, I find out that my payment was cashed by GT but not applied to my account. They kept saying that I never paid. I told them I sent payment to GMAC.

GMAC told me they forward payment to GT. I asked GMAC for a 3 way call to GT.

GT Rep hung up on me and GMAC. *** service but I did finally find someone there that helped me track down the payment that GT screwed up.

Payment was due on the 1st with a 15 day grace period - I sent my payment overnight on the 31st to be received by Greentree on the 1st. It was signed for by a GreenTree employee on the 1st -- the check cleared the bank on the 4th -- it's now the 8th and Greentree has not updated their system to show that the payment was received.

I have no problem paying my loan -- Greentree is the one with the problem -- in my opinion, a service problem. Getting out as quickly as possible.

If you as a GT employee really believe your own BS, then you are a troll or delusional or both. GT is totally incompetent; that is the best I can say about them.

You need to read the consumer sites and really learn what predators GT is. You may want to look into your paycheck and hours you work too. On one site, an employee of GT discovered his/her hours were being deleted and thus cheating them out of pay.

Do you think a company that is so despicable towards customers, so dishonest and fraudulent and obviously full of losers will treat their own employees any better?? You are a fool.

this company is a joke they allow 6 extensions for the lifetime of your loan.

my child had to have an emergency liver transplant in Aug 2011.

I called greentree in Sept to see if i could get an extension since i had not worked in a month due to his medical problems.

they still will not help because i have used my alotted extensions.

these people are rude and heartless all they want is their money and they make you feel like you are cheating them out of something by asking for an extenstion. I guess the Obama plan does not affect them.

I hate this company they are not customer friendly.I will be looking to go somewhere else. but i have slow credit so i will probably be with these *** til i die.they need to rethink the way the do business-people want to keep their homes and in these times its difficult just to keep food on the table but there again they dont care they just want their money or their house.

we are in a financial hardship 2 months behind on payments and trying to borrow money from family and freinds to pay them but its diffucult.

Tryed to eplain i am doing all i can to get back on track but that isn't good enough this to this manager and all i got was i am an ***, get out of my house,or i will forclose on you and kick you out in 30 days. they are nasty,rude and abussive.He told me to stop paying all other bills,paying doctors,hospitals,insurance and buying food to pay them I filed compaint to FTC under the fair debt collection act and state attorney generals office of south dekota under the same

Remember the law is on our side. Document every correspondence, name date, content of conversation and keep it.

If they are harassing you then you have recourse.

You can also make them only contact you in writing by writing them a letter stating so, and send it certified so you have proof you sent it and they received it. DO NOT LET THEM WIN.

I agree with you totally. I owe right now for my October payment.

I am the only inomce in the house. I did a modificationt and they took a whoppin $85.00 based on 2 pay periods and I am a commissioned employee. And then my prinicipal balnce went up by 12k. I was told the other day to have the payment by the 21st or they would default me for only owing the Oct payment.

And then I said ok by the 21st knowing full well I did not know where I would get the payment and then he changed that to the 18th and I said you just said the 21st and he screamed at me "I will default right now". I work int he collection field and this is now way to treat your customers. I have been threatend, cussed at, told to get out of my home by the weekend, they would be coming to get the keys and I could go on and on. I have written all of the important people at the head of the company and nothing changes.

And apparently nothing will. They act like people want to lose their homes they have been in for over 15 years. They almost make you give up. I am about at my wits end and do not know what to do.

And our credit sucks and I cannot seem to get away from them. For a mortgage place to threaten to default you based on 1 payment owed is awful.

Lie, Cheat and Steal!

Green Tree Services need to be put out of business in the same fashion JP Morgan used to help put over 16,000 small bankers out of business in 1907, by publishing negative information about a New York bank. Thus, causing mass withdraws and the panic of 1907.

This is all the private corporations needed was control and a legal method to steal from it's citizens. The private corporations like the Rockefeller's, Warburg's, Morgan's and Rothschild's.

This effect was to start an investigation perpetuated by Senator Nelson Aldrich to pass a law starting the World Banking System controlled by International bankers. This lie perpetrated by JP Morgan implemented by Woodrow Wilson as he wrote it into law.

Fredrik Allen of Life Magazine wrote that "The Morgan interest took advantage to precipitate the panic of 1907"

Louis McFadden said "Acting together to enslave the world for their own pleasures. The Fed has usurped the Government." He was later poison at a banquet before testifying during the said investigation. Afterwich, came the Federal Reserve Act of 1913. The dollar was worth 15c, but now only worth a nickel.

Green Tree is perpetuating this same fraudulent act by simply continuing the panic...so it lives on through intimidation, lies and robbing their customers to generate MORE Interest. They are here to take our money and property. To enslave us like the Federal Reserve is doing right this minute. They are here to steal our money and keep us in debt. That is how our country is ran since the Fed's perpetrated this lie.

Green tree servicing

green tree is holding me hostage we had storm damages in Nc during hurricane irene insurance company promply sent check in my name and greet tree they keep the check every time any one does the work twe need a w-9 form copy of the estimate then greet tree claim they will send payment its been since the 8th of Sept not one single penny has been paid comtractor want his money tree removal guy wants his money we call and the claims person even got into an arguement with us and hung up in our faces how can you get work done without the funds to pay people evrything has to be done on a promisarry note do the work fill out the forms then you get half then half later well noone has recieved anything its over two months ago i did the repairs out of pocket sent them paid reciepts nothing cant even get the adjuster on the phone to talk to her. they seems to want us not to get the repairs made luckly we had money saved up will we get our money back without a legal fight its up in the air i have picture and reciepts filed complaint with my local attorney generals office and the FCC iam almost done fingers are crossed going to see what kind of games they are going to play next

My two home mortgages got switched from Countrywide, to BofA, to GTS. GTS is the worst.

The $12 fee for making an online payment is absolutely absurd. I can't commit to an automatic withdrawal, so I'm stuck paying $24 per month to make my two (2) mortgage payments, unless I want to use snail mail. The problem with snail mail is you don’t get a transaction number. You can’t prove you even sent the payment.

What if it gets lost in the mail?

I would hate to have to fight my way out of that mess, especially after talking with GTS’s very rude customer service people today. Awful!
