Green Tree Servicing refusing to take my mortgage payments

This is an update of my experiences with GreenTree after 5 months working with them. All of them lie and whenever I ask to speak with a manager, the rep.

will leave me on hold for 10-20 mins.

And then they hang up the call. I have been having anxiety attacks and chest...

I had a home mortgage through GMAC and the loan was transferred to Green Tree Servicing on 02/01/2013. I received a notice from GMAC, but Green Tree sent me nothing about the change until 02/15/2013. They let me know how I could set up my online account with them, make payments by phone, etc.
On 02/18/2013, I attempted to set up my online account with Green Tree, however there was nothing there and I was not able to make a payment online. So I called them.
I spoke with a person named Suzie and told her I wanted to make a single mortgage payment. Rudely, she told me that she would not accept a single payment and to call back within 10 days(by the end of the month) with all 3 late payments. I told her that if I could make 3 payments at once, I wouldn't be in this mess. She hung up on me.
I called back again within a minute's time and as I was routed through their automated system, the call was picked up and they hung up on me. This happened again a minute later, when I called back.
I called once more and got representative, Rubin. He took my single payment for the correct amount. So, I spent nearly an hour and half making that one payment.
On March 6, 2013, I called again to make another payment. My call was taken by a Rep. named Ivan. I told him I wanted to make a single payment. He was so rude and told me that he needed 2 mortgage payments or nothing at all. I told him I could only pay one month's worth, but he rudely said, " if you can't pay 2 month's worth, then he couldn't help me". I was incredulous. I asked to speak to a manager and he said, you're speaking with me now and I'm not transferring you to any one else. Once again, I was hung up on.
Within a minute, I called Green Tree back again and spoke to a Rep. named Ava. I told her what I wanted to do and by this time my patience were gone. I was cussing like a sailor at her. She politely asked me what my problem was and I explained that in less than a month's time being a customer of Green Tree, I had been treated rudely, refused service and hung up on more than once.
Ava took my single payment and she agreed that the other Rep's should have been taking my payments. She gave me her extension and told me to contact her from here on out. She also told me that my payment was higher than it's ever been. I paid the amount she quoted me because if I didn't pay it, I would lose my house. Also, they refuse to let me pay online so I can save the $12 fee using a customer service rep on the phone.
I contacted the Arizona Attorney General and made a complaint with them about what GreenTree has been doing to me. I know if this is happening to me, it's got to be happening to others. It chaps my *** that these people are in charge of my mortgage. In my complaint to the Attorney General, I noted that they have increased my mortgage payment and they could not tell me what the extra money was for.
Green Tree Servicing is a slimy company and something needs to be done about them. I was told by Ava that if I send a check by mail then I wouldn't be charged the $12 fee. My fear is that my check will be "lost in the shuffle" and since I am behind in my payments, I can't take that chance especially with these shysters.

Please stop fighting with GreenTree Servicing! I've got the answer to stop these Sh!thead reps at GreenTree from harassing you and me any more!

I made an online complaint with the Consumer Financial Protection Bureau.

I just gave them the facts about GreenTree's harassment. Told them about the company calling me nearly every day. I told them about the rep's hanging up on me when trying to make payments, their rude, negative, and threatening collection tactics. I made the complaint with the CFPB.gov's website about two weeks ago.

Today, I received a letter from Green Tree's Legal Dept. and the calls from GreenTree's reps. are finished! Yeah!, WooHoo and Yipee KiYay!

GreenTree got in trouble! GreenTree got in trouble! <----I'm singing that, by the way. I still have Kingsley as my rep, unfortunately but It's up to me to call them.

Just like it should be.

So, all of you, GreenTree customers, who have had it up to your eyeballs, please please please, take about five minutes and fill out an online complaint form on CFPB.gov websites and by doing this, tell GreenTree that they can't treat us any old way they feel like it. Thank you all! Muhwah!

I just had the same thing happened. They WOULD NOT take my money but instead demanded I make two.

They passed me along to 3 different reps and all refused to accept a payment.

Each rep threatened me with foreclosure, told me to go to Salvation Army to feed my kids. Bank of America were a lot nicer.

you will not win with this company it seems that state attorney generals are being paid off by this ugly company I worked their for 3 months and was fired because I could not perform their way of doing business It was the worst job ever had you sell your soul to the devil for the pay if you can live with lying to people and being nasty you got yourself a good job unethical is not the word for it in my 3 months there I would not recommend them to satan himself they are beyond that I think many companies are in cohoot with them including quicken loans stay clear of them and bank of america they will send you to green tree GMAC is no longer in picture but beware who you deal with if refi with harp program if you can take loan with your local bank and not with any big business do it

Also contact the Attorney General's offices in the states where Green Tree is based and let them know that you have filed with your AGO in Arizona - give them your case number and get the Illinois and South Dakota AGOs moving on this - if they get enough complaints about Green Tree maybe they will enforce fare trade practices law.

youve only scratched the surface as to how "slimy" they can get. i think once they have your debt,they would rather keep you in a state of confusion,not follow any rules of any kind,call you at home and work with "odd" calls,change your account number,etc.,it goes on and on,it is extremely challenging every single month to pay them,or to have your payment credited,this is a completely broken antiquated company,making them almost dangerous to owe money with them,...

My mortgage was switched and I have been through *** and back to keep them from charging me late charges when they had already cashed my check they was trying to charge me late charges having collection call my house. They knew nothing of the payment.

I had to fax them the *** check. They are screwed up.

I never missed a payment with GMAC and now I have to put up with this ***. :(

GREEN TREE IS A SCAM MORTGAGE COMPANY

In February BOA sold their mortgage to Greentree. The nightmares began.

We faxed over 26 times our flood insurance and now they are charging us $220.00 because they say we never received a copy. Then we get another letter about our Flood insurance and our Property Manager faxed over the same policy. This has been going on since 4/15/13! We always make out payments on time, we send them out on the 9th of the month and they go into a lock box which they open on the 8th, and if your payment is not their, you're considered late!

They do not take into effect the 15 day grace period. We get at least one or two calls EVERY DAY from these people harassing us that we are late. Then they open the lock box up again on the 17th and process the checks and charge me a late fee, even though I was on time and within the grace period. They call here everyday, harassing us, nasty remarks, more letters everyday.

Then we called the Corporate office and talked to an Albert and he admitted they had a problem with their fax machine! This has been going on since BOA sold to Greentree. We have know way of knowing when our payment gets processed. Our credit rating which was excellent is now ruined because of this I can't even call it a company.

I don't know what it is. Please if you refi, do NOT use GREEN TREE.

They are the worst people I have ever dealt with in our lives. They even threatened us that they were going to foreclose on our home.

Managers have no sense on costumer service

I mike had a mortgage with met life got transferred or bought by grn.tree I pay all my bill ahead 6 month for business reasons.When grn.tree took over they said they can not do this for me. So they took my money and applied to where they wanted.

Manager said it was in my best interest to do this and that's the way it is. There should be a law that stops theses banks from doing what they want with our hard earned moneys.They need to train there managers and costumer service people better!!!!!!!!!!

PLEASE HELP !! FOUND 500 PEOPLE WITH SAME PROBLEM??????

Lies and Misinformation

I recently sold my home, out from under Green Tree. I requested a pay off, and with in the 10 day grace period, they recieved their check. My loan is still open and they are looking for even more money. I called about it when I found out after applying for a new mortgage, that the old one still existed! After several calls to customer disservice, the answer I got was they were trying to add on some legal fees, AFTER THE FACT! They've been sitting on the check for two months and just yesterday put in a request to add on more fees. My home is sold and I'm 9 states away now. It is haunting my credit at this point as they have already pushed it to forclosure due to non payment. What a joke. No one can answer any questions. They have no reasons. How can you supply someone a pay off, recieve a check, not cash it, then 2 months after the sale of the home try to add on some sort of made up legal fees?! My lord, if you have the means, NEVER deal with Green Tree. Terrible. Lawyers called on it, they wouldn't give out any information even though the check they recieved was from them...

I have yet to hear a happy story come out of Green Tree. I will be calling the corporate offices tomorrow and see what I can get out of them.

The worst!

Bank of America sold my mortgage to them with only 4 payments left on my loan. What a hassle, but I can deal with it.

I have my mortgage payments automatically set up through my Credit Union's online banking system, so I log in & set it up for automatic payments and cancel the payment to BOA. The 1st month I made my payment-fine, no news. Well, apparently when I cancelled the BOA payments, I only canceled the 1 and not the recurring payments, so...I end up making another payment to BOA on the 2nd month, who in turn forwards it to Green Tree. So, since I already made my payment to them, they took the BOA payment & apply it to principal - ok fine...the sooner I'm finished with this mortgage the better.

I continue on the next month with the auto payment, then I receive a forclosure package in the mail from Green Tree! What? I've made 3 payments in a month & 1/2 & I'm in forclosure?? When I called them, they said they misapplied the payments & they will straighten it out.

I called the next day & they still hadn't made the change to the payment allocation. The next day, still no luck! Over the last 2 days, I received 5 more letters from Green Tree in the mail - (all from different addresses) "Notice of a Single Point of Contact" His name is Josue R., another "Notice of Single Point of Contact" Her name is Aprilx D. (this is how their names are spelled in the letter - hello...) I called the number they listed, but it doesn't give an option to dial the extension listed on the letter.

I also received "Michigan - Notice of Default" and a "Notification of Availability of Howmeownership Counceling" and a Statement showing my "Seriously Past Due!" account. When I called customer service today, the customer service rep said my account was paid in full & closed. I asked her to send me a letter stating that I had made all of my payments on time and that they will not report my account late or send any derogatory statements to any credit bureau. Get this...she said in order to get a written confirmation, she needs a written request from me!

WHAT A JOKE!!!

They are by far the worst company I've ever delt with - EVER! I did send a written request, we'll see if they comply.

Greentree Servicing....WORST COMPANY EVER! NOT A HAPPY CAMPER!

BOA sent me a notice stating that had sold my home mortgage to Green Tree Servicing. Was a little upset because I had been with BOA for 10 years and had heard horror stories about GreenTree Servicing.

Never been late on any payments and had paid BOA two notes up. First couldnt get payment to go through for the first payment online;charging 12 bucks to do online payment (I refuse to pay this)so I made payment from my cking bill pay but in the meantime I guess that was not fast enough they decided to send a collector to my door...boy was I pissed..Whats this? They were nasty and spoke to me like trailer trash and politely slammed the door in their face and requested they get off my property. I called and sent in a written complaint.

I spoke with a rep and he told me that my account was behind.

I faxed in my receipts showing where I had paid BOA two months in advance so where is my credit...Rep told me he would research never called back but got a statement in the mail showing where they applied two pymts to principal....that's not the arrangements I had made with BOA..short story GreenTree Servicing SUCKS!

Unfair business practices

Our loan was sold from BOA to Green Tree 4 months ago. We had a Bankruptcy three years ago with BOA and continued to make our payments and all was well.

A few weeks ago we found out Green Tree was reporting the Bankruptcy as new( and will continue to), was not reporting our making our mortgage payments and caused my wife's credit score to drop nearly 50 points overnight.

When asked how we could fix this problem Green Tree told me I need to have a letter of Re-affirmation added to my bankruptcy. Meaning I have to hire a bankruptcy attorney to reopen the bankruptcy case, pay him to submit a re-affirmation letter and then send the case back to the bankruptcy courts to see it the Commissioner will sign off on it.

The Re-affirmation letter isn't a legally required document.

My lender at the time of the bankruptcy didn't ask or require one. And I asked a bankruptcy attorney in my area about doing the paperwork and was told that the Commissioner in my area won't even sign those letters!

Nightmare company

My loan was part of the Bank of America transfer earlier this year and that's when the nightmare began. While I have paid what has been expected or what I understand is expected, I can't get a straight answer on what they say I owe, the right hand doesn't know what the left is doing, collections agents claim to not have access to current financial information and the complaints go on and on.

These people are incompetent, uninformed and impossible to deal with. Apparently they have decided to attach escrow to my account, though I've never had escrow associated with my account and are insisting that I pay a full year's escrow in

in just 3 months. But I'm not sure that's true because I can't get a straight or consistent answer. And sadly, not a one of them cares.

This company's practices need legal scrutiny and class action. They are unscrupulous and unprofessional.

I shudder to think how many people without the means or resources to deal with this unethical company are being denied their rights as homeowners and losing their homes because of disinformation and manipulation of accounting practices. These people need to be stopped!

I almost lost my home but still fighting it tooth and nails and trying to refinace with my local bank. they forced me to carry thier insurance cause mine wasn't covering what was owed on the home.

come to find out about 10 years later after my house fire that wasn't a total loss that this insurance company isn't covering what owed on the home( double wide).. I'm being forced to pay higher rates that don't cover nothing in the home and charged interest on to of it all. Greentree won't let that insurance company bill me but the reason why is they can have controll of any insurance claims checks. Twice I had to fight to get my money out of greentree to get my repairs done.

I never had no problem with the insurance company. they were nice and fair.. I paid $37,000 for the home and on a 30 year loan. 15 years later I still owe almost $32,000.

.. since I'm refincing I see that greentree is charging me $8.19 per day. yes and it don't sound right. My bill is current and is due the 15Th of this month and today is the 3Rd.

my $31,991.51 payoff ammount keep increasing $8.19 each day. I'll never get this 30 year loan paid off if I stick with them... they to are rude, call several time a day, call my neighbor that no idea how they got the info, alot of other complaint is what I had to deal with. I put my foot down one day and told them if I can't recieve my money to do the repair on my home to get back in living condition then I am stop making payment.

after 3 month they try forclosing on me. I told there lawyer we was in the middle of refinacing when this accident happen and I can't do nothing until the home gets repaired and I need that money from my insurance claim. that was the only way i got my money. greentree was wanting me to pay out of my own pocket, show picture, reciets, ect before they would release any funds to me.

thats not right.. they are frauds.

wish I could find a money hungry lawyer not affraid to take this case.. I like to shut greentree down for good

Modification

My father loan was transferred to Green Tree and he hasnt had the best time.My father currently has cancer and is recievneing disability. My father makes his payments on time and has never been late but it have touble making the payments becuase he is no longer working becuase of his illness he cant.

He only gets disability. So he applied for a modification in june 2013 and was denied in July 2013 becuase he was not able to prove a real hardship. My mother cant work because she has to take him to chemo. So i call up to green tree and asked them about the denial reason.

The woman told me and i quote " I'm sorry he has cancer but he does not have a real hardsip he can afford the payments". I mean he has to borrower money to make all the payments in the household. I mean that is fine if they dont want to assist us but i want people to see this is how Green tree treats borrowers.

I hope someone important reads this. There needs to be a change.

My Father passed away last January from secondary liver cancer. He was a great man and a wonderful father. My family and I decided to move to my hometown following his death and take over payments left on his mortgage with the intent to pay it off before his estate closes. They have been doing everything in their power to prevent me from doing this.

1. "We are not at liberty to discuss any account information with you until we have proof of Executor of Estate." Now anyone that has lost a loved one knows that this is not uncommon to hear. I was given a fax number to send the E.O.E. information to which remained busy for several days no matter what time I tried to no avail. Eventually sent it snail mail.

2.Have made several payments sending extra amounts to have put towards my principle. I can write that I would like to have it put towards the principle of my statement, on my check, and even put in a personal letter with the request. It doesn't matter they like to put it as much as they can in interest or next months payment. Wherever they see fit.

3. I have purchased my own homeowners insurance. THEY DO NOT LIKE THIS. They want all of your money. They like to try to bill my account for insurance I do not need regardless of how many times my insurance company has sent them proof.

4. The statements I receive are incorrect or come missing standard billing information

THE LIST IS ENDLESS... but you get the picture.

I come from a long list of family veterans who has served this country for generations and generations. They served as Mayors for our town and Employees of our state. When they did they believed in something... Our country is in a sad, sad shape is it is acceptable for the banks and the wealthy to have and maintain the power they abuse.

This is one veterans daughter who will not go down without a fight.

Send the a qualkified written request - ask for proof that they are legally entitled to collect money from you - also contact HUD General Cousel in Washington DC and provide them with your records. Green Tree is a group of thugs who should be prosecuted. Contact Loenard Law office in Boston MA - they are investigating Green Tree for possible class action suit.

Green Tree Servicing LLC - Mortgage Transferred

Mortgage transferred

Our mortgage was held by Bank of America and transferred to Green tree. This is where an intensely distressing experience began.

We continue to make monthly payments to Green Tree towards the loan as part of the loan agreement with Bank Of America. We where told by Green Tree Customer Service staff that the loan in default because we did not send the total amount due. We were advised to contact Bank Of America to determine why the total amount changed after the loanโ€™s transfer to Green Tree.

They refused to call Bank of America to straighten this out. Greentree was calling us every day about a late payment. We have sent registered mail including the payment check to Green Tree Customer Service, with copies to the VP of Customer Service, Rapid City and to the Corporate Office in St. Paul, MN. As of this day, nobody from Green Tree has return our calls o responded to our emails, or letters.

According to Bank Of America, the monthly payments changed because of the shortage within the annual escrow accounts. We tried and spoke to several Green Tree customer service staff to assist us in correcting the problem and determine the exact monthly amounts to be paid in the future. Here is where we have had the most problems to a point where we are frustrated, stressed-out and plain and simple exhausted after dealing with the customer service staff at Green Tree. These are some of the incidents documented with about nine (9) customer service staff handling our inquiries:

-They call us daily on our cells and at work demanding that we provide proof of payment, even though we have confirmations they have received our payments on time and cashed our checks.

-The staff is obnoxious people, rude and some of them threaten us with adding more fees to the accounts (late fees, posting fee, etc). One supervisor told us to "take it o leave it", in other words, you have no choice but to do what I am telling you. The Green Tree staff involved in any discussion lacked customer service values at the highest levels, incompetent, and antagonistic.

In addition, we were told that the loans will go on default and be foreclosed if we do not send in $ 45.oo. They were nice to send us a package of 20 pages to be completed and returned to them in order to avoid foreclosure on the loan. This is after they cashed our checks.

We strongly believe that Green Tree Servicing LLC staff and the Management Team are violating the law with its abusive practices and failing to post payments in a timely manner.

We know for sure that we are in for a very long dispute with this company; we are also committed to make sure that these questionable practices when handling customer's inquires are revised by Green Tree. That the people in charge of executing them are fully cognizant of the impact that they are causing on their customer base, and their jobs.

Welcome to the Underworld-Mafia and Green Tree. Don't even think of complaining to anybody because it's fruitless.

No one will answer your complaint. ( I wrote 150+ letters to the entire planet), including the Governor, 6 State Attorneys and 50+ consumer Federal and State agencies. Document yourself as well as you can. DON"T call Green Tree.

They will RECORD YOUR CONVERSATION to be used against you at a later date. They will play GOOD COP BAD COP all day long with you so you can put your guard down for a while. EVERYTHING is FAKE at Green Tree. Every employee name and supervisor name is BOGUS.

You have been FOREWARNED.

Use Certified Mail with return Receipt for ALL comuunications. ( NO VOICE OF ANY KIND ) :(

Green tree is the worst

I received a letter stating all of my payments had not been applied correctly by green tree. The payments are more than the amount due and are on time by 2 months ahead, I was ahead by 8 months but green tree will not allow that..I called to inquire and schaunte was a witch and told me she could care less if I call and complain.

I think some one needs a career change!!!!! I cannot have any information unless I state my name, phone number, account number, date of birth, address and the last 4 of my social security number ON A RECORDED LINE. With fraud ramped I am opposed to this interogation.

MY mtg was sold to them and it has been a nightmare since April 2013. My so called case manager, derwoood, his mail box is "FULL"; most likely pissed off people, such as myself!

What a way to do business! >8^(

My mortgage was picked up from GMAC by Green Tree. I tried to set up my account on line--and when that didn't work, I tried calling on the phone, and when THAT didn't work ('round and 'round the phone tree)I was perplexed, but not defeated.

I kept trying, and lucky for me I did! Seems GT took over 400 some odd THOUSAND new accounts and seemingly did no prep to handle that number. Zero, zip, nada!! Ultimately I DID get on line with the website, only to find out that they charge an EXTRA $12 to take an on line payment!

REALLY?!?!? When my next statement came, it showed late charges and doubled the amount due. I was not late with my payment and became exceedingly uncomfortable, so I persisted in phoning till I got through-- DAYS later! They send out the following month's statement on the 8th of the previous month-- and if your payment hadn't been received by the 8th of the month before it really WAS late, they show it as late and a late charge added-- but the lady on the phone said it wasn't REALY late-- that is just how they do their statements!

I'm wondering how many people pay the Due Now:$XXXX.xx amount,and how many millions of dollars GT collects early and invests for the interest that THEY pocket-- along with any extra $12 charges. Now $12 doesn't sound like a lot, but $12 x 400,000 NEW customers is almost $5 MILLION extra a month if we all paid on line!! That lady also said they are working the staff around the clock, and it seemed to her, also, that GT did not prep for the influx of >40,000 new customers...the majority of whom were GMAC and now furious with how GT did business. She said she hardly cared anymore because she got yelled at all day every day since the assumption of GMAC, and had gotten 'hardened' to the furious callers.

As it stands now, I can hardly WAIT for my re-fi to be complete and leave this poorly run company. My escrow account is confusing, I cannot figure what I REALLY ought to pay since they mix late payment with current as well as late fees due and 'conveniently' omit what was paid last for escrow, home warranty, and any unidentified "additional charges" that they show as past due as they bill on the 8th of the month BEFORE payment is actually due!

I will be SO happy to be away from Green Tree, who calls themselves "A debt collector" FURTHER insulting those of us who are NOT late in payments!! I'm FURIOUS!

Continuous phone calls alarming an elderly customer

My loan was sold to green Tree by Bank of America. The first month, i mistakenly made 2 mortgage payments, thinking that my properties loans were purchased by this company.

When i realized the error, i called and the rep at Green Tree said that they would make sure that they would apply it to the following month and that i did not have to make that payment in June. Well the dunning began where they demanded i make the June payment, stating they have no record of the previous conversation. Finally, after several attempts, by my son to get them to make the correct adjustments, i get multiple calls from them on September 3, 2013 and one on Sept 4, 2013. When i asked my son to call with me on the line.

They disclosed sensitive information to my son without any written permission. In addition, they stated the call was because i was late with my payment. When my son began to explain that i had never been late, that the payments are received the 3td through the 6th of every month, they claims that it is due the first. My son then brought up a grace period, the rep stated no such thing.

I noticed on the September Mortgage statement that they started to charge me for a 15.00 late fee. This cannot be legal. I have not missed any payments to them and they are using bullying tactics. My son specifically told the rep not to call me any longer, the rep replied that the phone calls will continue they have done nothing illegal.

In lieu of the recent Mortgage debocle, how can the CFPB allow such disrespectful and pushy practices. I am filing a complaint with every agency i can.
